Why a cleanout needs its own dumpster

Dragging a cleanout to the curb a few bags at a time, or making trip after trip to the landfill, drains your weekends. The City of Jacksonville's curbside service is built for weekly household garbage: building materials are capped at 1 cubic yard weekly in non-automated areas or 2 cubic yards every other week in automated areas (§380.207), and tires and major appliances each need their own appointment. Outside Duval it is no easier — Nassau County's Convenience Recycling Center takes only residential waste from county residents, and Clay County's environmental convenience centers are residential only. A roll-off in the driveway changes the rhythm: you work continuously, toss as you go, and we haul it away in one pickup.

Match the size to the house

For a garage, attic or storage cleanout, a 10 or 15 yard is usually plenty; a 15 also handles a multi-room cleanout or a move. A whole-home cleanout is usually a 20 yard, and a 30 yard when there is a lot to clear or it is an estate or foreclosure cleanout. The biggest estate and property cleanouts can call for a 40. Furniture is bulky and light, so volume usually decides a cleanout before weight does. The sizing guide has the full table.

Plan, sort and work room by room

Walk the house first and list the spaces you are tackling. Then run every item through three buckets — keep, donate, toss — before anything goes in the bin; having the container on site makes the toss decision fast, because there is no pile of "maybe" items building up in the yard. Finish one space before moving to the next, starting with the one that bothers you most, often the garage.

  • Garage and storage: old tools, broken equipment, leftover building materials.
  • Kitchen: cabinets and cookware you no longer use — large appliances go elsewhere (below).
  • Bedrooms and closets: furniture, mattresses, clothing, boxes of forgotten items.
  • Attic: stored boxes, holiday decorations, keepsakes to sort.
  • Yard: brush, old fencing, patio furniture — brush in its own load where you can.

Time it to the job

Most standard rentals include 7 days, which covers most single-house cleanouts. Need longer? Contact us before your scheduled pickup date and we can often extend for an additional daily or weekly fee, or swap a full box for an empty one. Finish early and we schedule an earlier pickup. You do not need to be home for delivery or pickup, as long as we have clear placement instructions and the area is accessible — useful when you are clearing a family member's home from out of town.

What cleanout junk can go in

Most household cleanout material is fine for a roll-off: furniture of every kind, mattresses, boxes and general junk, cardboard, old flooring and carpet, cabinets, and yard debris. Florida counts "furniture other than appliances," carpet and cardboard as Class III waste (Rule 62-701.200(14)). Load smart: break down bulky items, spread the weight evenly rather than piling it at one end, fill the gaps with smaller pieces, and keep the load level with the top rim so the container is safe to transport. If the cleanout turns into a remodel — cabinets coming off the walls, flooring coming up — tell us, because household junk and construction debris are sorted differently at the gate (F.S. 403.703(6)).

Set these aside — and where they go

A few things turn up in every cleanout that cannot go in the box. Fridges, freezers, A/C units and water heaters are white goods, banned from Florida landfills; book a City curbside appliance pickup or use the Household Hazardous Waste Facility at 2675 Commonwealth Avenue. Paint, pesticides, pool chemicals and other household chemicals go to the HHW Facility, up to 27 gallons of paint per 30 days. Car and rechargeable batteries, motor oil, antifreeze, fluorescent bulbs and propane tanks go there too. TVs, computers and printers go to the HHW Facility or a City e-waste event, up to 3 CRTs and TVs per customer. Tires — up to four standard tires — are picked up at the curb by appointment through 630-CITY (2489). The HHW Facility is open Tuesday to Saturday, 8 a.m. to 5 p.m., free for Duval residents. The what-goes-in guide has the full list.

Driveways, HOAs and the street

We found no City of Jacksonville permit, setback or time-limit rule for a roll-off on your own driveway. If your home is in an HOA, though, its rules can limit how long a dumpster stays visible or where it sits, so check before delivery day and let us know about any limited access. A few places do set limits: in Atlantic Beach a container may not stay on a lot more than ninety days without an active building permit and must be emptied or removed when a tropical storm or hurricane warning covers Duval (§16-8(d), (f)); in Fernandina Beach even a driveway box needs a temporary use permit, limited to thirty days per lot per year with one renewal (LDC §5.02.06).

The street is a different matter. In a Jacksonville street, sidewalk or right-of-way you need a City right-of-way permit under Ordinance Code §744.110 — $127 residential, doubled if the box goes down first. On a state road there is no FDOT permit path for a roll-off at all. For a cleanout, the driveway is almost always the answer. The permit guide has every place we serve.

Delivery day — or let us do the lifting

Our containers are driveway-friendly, and protective boards can often be used under the wheels on request. Give us a clear, flat spot with room for the truck to back in, move cars out of the way, and give us a heads-up about low branches or wires; if you will not be there, mark the spot. If you would rather not lift a thing, ask about our junk removal service, where our crew handles the loading, hauling and disposal. Call (904) 595-8110, 24 hours a day, 7 days a week, and ask about same-day delivery if the cleanout is already under way — it is available in many Jacksonville service areas, depending on availability.

Frequently asked questions

What size dumpster do I need for a house cleanout?

For a full home cleanout, a 20 yard is the usual fit, or a 30 when there is a lot to clear or it is an estate cleanout. A garage, attic or single room usually needs a 10 or 15. Tell us what the home looks like and we will recommend the right size.

Can I throw away furniture and mattresses?

Yes. Furniture and mattresses are common cleanout items, and Florida counts furniture other than appliances as Class III waste. If you would rather not haul heavy pieces yourself, ask about our junk removal service.

What about electronics, appliances and paint?

Set them aside. Large appliances are white goods, banned from Florida landfills — book a City curbside pickup or use the HHW Facility. Paint and electronics go to the City's HHW Facility at 2675 Commonwealth Avenue, free for Duval residents.

How long can I keep a cleanout dumpster?

Most standard rentals include 7 days. If you need more time, contact us before the pickup date and we can often extend for an additional daily or weekly fee; finish early and we schedule an earlier pickup.
